Our CEO about Ethics and Compliance

S. Pouget: I appreciate you taking the time to discuss this important topic with us. Let’s dive right in. How do you ensure that integrity, ethics, and compliance remain at the forefront of your property management activities, particularly in challenging areas of Jacksonville?

“Integrity is embedded in everything we do” Duval AM’s CEO

CEO: Thank you for having me. It is a good way to share what we do.
So, integrity, ethics, and compliance are fundamental to our operations. Easy to say… How we do this? Jacksonville’s size is mirrored by the significant wealth disparities among its population. We have several strategies in place to ensure that integrity is embedded in everything we do. Especially in areas where challenges may be more prevalent. Managing a family home in the Paxon area is a different task from managing a condominium located at Jax Beach.

S. Pouget: Could you elaborate on those strategies?

CEO: Certainly. Firstly, we prioritize thorough vetting processes for both tenants and employees. Background checks and references are non-negotiable. Secondly, we maintain clear and consistent communication with tenants and stakeholders, fostering an environment of trust and transparency. This includes promptly addressing any concerns or issues that arise. In conclusion, we simply approach every individual with respect, devoid of any bias or judgment. Beyond the strategies, in our daily operations it is about exploring any opportunities to help all tenants have their comfortable ‘home sweet home’ even when life incidents occurs. We collaborate with key players on that : Owners first but also associations, communities and administrations. HUD is a key part of this equation.

S. Pouget: That sounds comprehensive. How do you navigate compliance with local regulations?

CEO: Compliance is the easy part because there is no compromise about Compliance. We are a regulated company with a licensed Broker as co-founder and partner. We stay up-to-date with all local, state, and federal regulations pertaining to property management. This includes regular training for our staff to ensure we understand and adhere to these regulations. Additionally, we collaborate closely with local authorities and community organizations to address any specific challenges unique to the area.

S. Pouget: It’s impressive to see your commitment to compliance. How do you handle ethical dilemmas that may arise in your day-to-day operations?

CEO: First, compliance on regulations avoid any ethical dilemma as we always follow the guidelines. From a business perspective, it’s about striking a balance between mitigating the financial risks for owners and addressing the short-term challenges faced by tenants, all while maintaining long-term benefits both parties. We have a robust code of ethics that all employees must adhere to, and we provide channels for reporting any concerns confidentially and without fear of retaliation.

S. Pouget: That’s commendable. Finally, what advice would you give to other CEOs or property managers operating in challenging areas?

CEO: My advice would be just to never compromise on integrity. This fuels simplicity. It’s the foundation of trust with tenants, investors, and the community at large. Embrace transparency, stay informed about regulations, and prioritize ethical behavior in every decision. Ultimately, it’s not just about managing properties—it’s about making a positive impact on the communities we serve.

S. Pouget: Thank you for sharing your insights, Florian. Nice approach to property management.
